Terms of use for Home owners
General
1.1. These general terms and conditions (the “Terms of Use”) apply when House:ID AB, org. no. 559226-1621 (“House:ID”) provides its digital services, including but not limited to the House:ID app, for homeownership (the “Service”).
1.2. House:ID’s address is c/o Mindpark Hyllie, Hyllie Boulevard 35, 215 32 Malmö, and can be contacted via email at info@houseID.se. The currently applicable Terms of Use are available in the Service and on House:ID’s website www.houseid.se.
1.3. By clicking “I accept the Terms of Use,” you (the “User”) confirm that you have read and accept the Terms of Use.
1.4. An agreement regarding the Service between House:ID and the User is considered entered into when House:ID confirms the User’s registration for the Service in writing via email and/or text message or, if earlier, when the User begins using the Service.
1.5. As part of the Service, House:ID provides paid services via a Subscription (the “Subscription”) as well as other additional services and products, such as HomeCheck.
1.6. The User has a right of withdrawal in accordance with the Distance Contracts and Off-Premises Contracts Act (2005:59). The right of withdrawal for the Subscription and additional services is valid for 14 days from the date the agreement is considered entered into. Withdrawal must be notified in writing to info@houseid.se with the home’s ID, name, and phone number. Information about the right of withdrawal and a standard form for exercising the right of withdrawal is available at www.houseid.se.
About the Service
2.1. The Service consists of a platform where homeowners can store, document, retrieve, update, and compare information about their home. In the Service, suppliers and contractors can also market products and services to homeowners. Information about homes is preserved and linked to a specific object for the current home (“Home ID”).
Profile Registration
3.1. By entering into an agreement regarding the Service, you are granted a non-transferable and limited right to use the Service during the term of the agreement, provided you use the Service in accordance with the Terms of Use.
3.2. To use the Service, the User must register as a user and create an account. The User must be at least 18 years old to register an account. The User undertakes to provide accurate and complete information during registration and to keep the information updated.
3.3. The User undertakes to ensure that only the User has access to the account password or other details that provide access to the account and to promptly change the password or other login details or notify House:ID if an unauthorized person gains access to the account password or other details.
3.4. After registering a profile, the User may receive messages from House:ID regarding account management, use of the Service, updates about the Service, promotions, and news. If the User does not wish to receive marketing-related messages, the User may unsubscribe from such messages in the Service or via the received messages.
3.5. House:ID reserves the right to refuse account registration if the User has previously held an account and violated the terms of use of the Service.
Use of the Service
4.1. The Service and its content may only be used to store, document, retrieve, update, and compare information about the User’s home and to contact suppliers of products and services. The Service may not be used for purposes other than personal and non-commercial ones without House:ID’s written consent.
4.2. The User has the opportunity to invite an external person to access the User’s current Home ID and the content/information saved related to the User’s Home ID.
4.3. House:ID does not guarantee continuous, uninterrupted, or secure access to the Service. House:ID may limit access to the Service for reasons such as service, support, security, or technical reasons.
4.4. The User may not (i) create copies of House:ID’s software, (ii) damage, disable, overload, or in any way disrupt the functionality of the Service, (iii) resell or redistribute any part of the Service.
4.5. To the extent that the User is granted the right to use House:ID’s software, the User may only observe, examine, or test the software’s functionality to determine the ideas and principles behind the various details of the software, and this must occur during the permitted use of the software.
Changes to the Service
5.1. House:ID reserves the right to make changes to the Service. Changes may be made to adapt to a new technical environment, an increased number of users, or other operational reasons, and to improve the user experience of the Service.
Price
6.1. The Service includes a free basic package. Users also have the opportunity to subscribe to additional services at a cost. Current prices for the Subscription and other services are available on House:ID’s website and in the Service. All prices include applicable VAT and other taxes. House:ID reserves the right to change the prices for the Subscription, and such changes will be notified according to the procedures outlined in section 13.1 of these terms.
6.2. If the User is a consumer and has subscribed to the Subscription or additional services, the User has the right to withdraw from the agreement in accordance with section 1.6 (right of withdrawal). The withdrawal period begins when the agreement for the Subscription or additional services is entered into. If the Subscription starts with a free period, the withdrawal period also begins when the agreement is entered into.
Automatic Renewal of the Subscription
6.3. When you sign up for a Subscription with House:ID, you agree that your subscription automatically renews at the end of each billing period. This continues until you actively cancel your subscription. The length of the billing period (monthly or yearly) and the cost of the subscription depend on the plan you selected during registration.
Cancellation of the Subscription
6.4. To cancel your Subscription, you must do so at least two (2) business days before your next scheduled payment. Cancellation can be done by:
•Visiting the platform where you purchased your Subscription (Apple: via Apple settings; Google: via Google settings; HouseID.se: through House:ID). Follow the instructions for cancellation on the respective platform.
Please note that if you cancel your Subscription less than two (2) business days before your next payment date, your cancellation may take effect in the following billing period, and you will be responsible for the current period’s subscription fee.
Rights upon Termination
6.5. Upon termination or cancellation of your subscription, you will lose access to subscription benefits, and your account will revert to a basic version of the service.
Refunds and Partial Use
6.6. Subscription fees for the Subscription are non-refundable. No partial refunds will be given for unused portions of a subscription period. Upon termination or cancellation of your Subscription, you will lose access to all benefits associated with the subscription, and your account will revert to the standard version of the service.
Changes to Subscription Terms
6.7. House:ID reserves the right to change the terms of the Subscription at any time, including prices and benefits. Any changes will be notified in advance according to the procedures outlined in section 13.1. Continued use of the Subscription after such changes have come into effect constitutes acceptance of the new terms.
Changes in Subscription Plan
6.8. Users have the option to switch their subscription plan at renewal. When upgrading or downgrading the subscription, new prices and terms will apply from the next billing period. Information on how to change your subscription plan is available in the Service or by contacting customer service at info@houseid.se.
Responsibility for Payment Issues
6.9. In case of payment issues, such as denied payment, House:ID may block your account and services until the issue is resolved.
House:ID’s Right to Terminate the Subscription
6.10. House:ID reserves the right to cancel or terminate your subscription at any time.
Content
7.1. In the Service, the User can automatically collect and manually upload information about their home, including photos, receipts, messages, comments, products, services, invoices, maintenance plans, and to-do lists. Such material that is automatically or manually marked as personal is material that the User moves with between homes that the User owns. This material is referred to as “User Content.” The User retains ownership of the User Content. Verified homeowners always retain full ownership and control over their information. House:ID respects users’ rights to their data and acts only as a facilitator for managing and developing this information to assist the homeowner.
7.2. In the Service, the User can automatically collect and manually upload information about their home, including photos, receipts, products, services, invoices, material specifications, details about suppliers and contractors, contracts, maintenance plans, etc. All material related to the home uploaded to be stored and activated in the Service – by the User or a previous owner of the home – is collectively referred to as “Home Content.” The User should not save information containing personal data in this section; personal information should be marked as personal by the User and stored in the User Content. The intention of Home Content is that it should follow the home’s ID.
7.3. House:ID has the right to remove User Content or Home Content from the Service, in whole or in part.
Forum Service
7.4. The Forum Service (“the Forum”) is a digital platform provided by House:ID where homeowners can ask questions, share insights, and receive advice from other homeowners and experts. Users can choose to participate anonymously or with their name. Questions and answers are published publicly and are accessible to all users of the Service and may be used in other channels to spread knowledge and increase awareness of the Forum and House:ID.
7.4.1 Content Guidelines: Users agree not to post content that is illegal, offensive, abusive, misleading, harmful, or otherwise inappropriate. House:ID reserves the right to review, edit, refuse to publish, or remove content at its discretion.
7.4.2 User Responsibility: Users are responsible for all content they publish in the Forum. This means that users must have the rights to the content and that it must not infringe on third-party rights or applicable laws.
7.4.3 Content Rights: By publishing content in the Forum, users grant House:ID a non-exclusive, transferable, sub-licensable, royalty-free, worldwide license to use, copy, modify, distribute, publish, and process this content without further consent, notification, and/or compensation to the user or others. This license includes the right to use the content for marketing, promotion, and improving the services that House:ID offers.
7.4.4 Privacy and Anonymity: House:ID respects users’ desire for anonymity and privacy. Personal data is handled in accordance with our privacy policy, and identities are protected for users who choose to participate anonymously.
7.4.5 Intellectual Property Rights: The user warrants that all content published in the Forum does not infringe upon anyone else’s copyright, trademark, trade secrets, or other intellectual property rights.
7.4.6 Changes and Availability: House:ID reserves the right to make changes to the Forum’s functions, availability, and these supplementary rules. Users will be informed of significant changes in accordance with House:ID’s general terms of use.
House:ID’s Use of Content
8.1. The purpose of the Service is to simplify the User’s management and development of their home. For this purpose, the User can store information about their home in the Service. House:ID undertakes not to actively collect information from the homeowner’s home or its related data unless the homeowner explicitly requests this. All data collection is done only at the request of the homeowner.
User Content
8.2. By collecting and uploading User Content in the Service, the User grants House:ID the right to use, store, process, and copy User Content without compensation, for the purpose of simplifying the User’s management and development of their home. House:ID does not sell information about individual homeowners to third parties. All personal and home-related data remains confidential and is used only to improve the user experience and the functionality of the service. The User can delete User Content at any time.
Home Content
8.3. By collecting and uploading Home Content in the Service, the User grants House:ID the right to use, store, process, and copy Home Content, for the purpose of simplifying the User’s management and development of their home. The User can remove Home Content from the ID linked to the User’s home. House:ID does not share information about individual homeowners with external parties without the homeowner’s explicit consent. The User has full control over their information and can choose to share specific data as desired.
8.4. When the User transfers a home linked to an ID with Home Content, the User transfers ownership of the Home Content related to this home’s ID to House:ID, as the Home Content follows the home’s ID. To the extent that such content is associated with intellectual property rights, the User grants House:ID an eternal and irrevocable right to use, store, process, and copy the content without compensation, for the purpose of simplifying the management and development of the home. To the extent that User Content and Home Content consist of personal data, they are processed in accordance with House:ID’s privacy policy, see section 12.1 below.
User Responsibility
9.1. By uploading content in the Service, the User guarantees that they have ownership rights, copyright, or the necessary rights to use the content in this manner. The User must therefore have the authority to grant House:ID the right to use the content in connection with the Service. The User is responsible for ensuring that the content does not violate House:ID’s Acceptable Use Policy or applicable laws or regulations.
9.2. The User acknowledges that other users may access content uploaded in the Service. By uploading content in the Service, the User guarantees that the content is neither inaccurate nor misleading.
Use of House:ID’s Content
10.1. Through the Service, House:ID provides Users access to information, products, and services offered by third parties. House:ID takes no responsibility for the accuracy of the information provided by third parties in the Service or for products and services purchased in connection with the use of the Service. House:ID does not control the content in the Service provided by users or businesses advertising in the Service.
Intellectual Property Rights
11.1. House:ID or its licensors hold all rights, including intellectual property rights, related to the Service, including but not limited to trademarks, design protections, and copyrights. The User does not acquire any intellectual property or other rights to the Service through these Terms of Use, except for the right to use the Service in accordance with the Terms of Use applicable from time to time.

Changes to the Terms of Use
13.1. House:ID reserves the right to change the Terms of Use. House:ID will send notifications to the User (for example, via email or through the Service) at least thirty (30) days before the amended Terms of Use take effect.
13.2. User Rights upon Changes: If the User does not accept the proposed changes, the User has the right to terminate their subscription before the new terms come into effect. Continued use of the Service or Subscription after the new terms have come into effect constitutes acceptance of the amended terms.
13.3. Exceptions for Minor Changes: Minor changes, such as grammatical corrections or changes that do not affect users’ rights or obligations, can be made without prior notice. These changes take effect immediately upon publication.
Term and Termination
14.1. The Terms of Use apply indefinitely.
14.2. Either party may terminate the Service at any time by deactivating the User’s personal account or by giving written notice to House:ID. If the User has not signed up for a Subscription, the Terms of Use terminate immediately upon such termination. If the User has signed up for a Subscription, the Service will terminate at the end of the period the User has paid for.
14.3. Without limiting the provisions above, House:ID has the right to terminate the Service with immediate effect if the User violates any provision of the Terms of Use.
14.4. Sections 8, 9, 11, 12, 16, and 17 shall remain in effect indefinitely even after the Terms of Use have otherwise ceased to apply.
Limitation of Liability
15.1. House:ID is not liable for any economic or other damages or losses, including data loss, that the User may suffer due to the Service not meeting the User’s expectations or the User’s use of the Service, unless House:ID has acted with gross negligence or intent. In no event will House:ID be liable for indirect damages such as lost profits, data loss, costs that became unnecessary, or other expenses.
Miscellaneous
Entire Agreement
16.1. The Terms of Use constitute the entire agreement between the User and House:ID regarding the use of the Service and replace all prior agreements and understandings between the User and House:ID.
Force Majeure
16.2. House:ID is exempt from liability for damages or obligations under the agreement if the damage or failure is due to circumstances beyond House:ID’s control (“Force Majeure Event”) and the circumstance prevents, significantly complicates, or delays the performance of such obligations. The same applies if the failure is due to delayed deliveries from House:ID’s subcontractor caused by a Force Majeure Event. A Force Majeure Event includes, but is not limited to, government action or inaction, new or amended legislation, labor disputes, blockades, wars, riots, sabotage, extreme weather conditions, lightning, fire, explosions, floods, natural disasters, pandemics, or accidents.
Assignment
16.3. House:ID has the right to assign the agreement to another company within the same group or to a third party that acquires the business providing the Service.
Governing Law and Disputes
16.4. Swedish law applies to these Terms of Use. Disputes or claims concerning the interpretation or application of these Terms of Use will be resolved in Swedish general courts.
16.5. If the User is acting as a private individual, the User can contact the Swedish National Board for Consumer Disputes (ARN) to have a dispute reviewed.
16.6. Users acting as private individuals also have the option to file a complaint via the EU’s online dispute resolution platform.
The Terms of Use apply from March 31, 2024, and replace previously applicable Terms of Use.
